Reality capture technology is changing how surveyors can document, retain and revisit the condition of commercial properties. This CPD session examines the practical application of immersive 3D reality capture to support Schedules of Condition and dilapidations assessments, particularly at the commencement and termination of commercial leases. Using practical examples from commercial property surveying, the session will explore how digital records can complement conventional inspection, photography and reporting, providing an additional visual and spatial evidence layer that can be revisited throughout the lease lifecycle. Topics will include: Establishing a comprehensive digital record of property condition at lease commencement. Recording and annotating defects, deterioration and areas of concern. The benefits and limitations of immersive capture compared with conventional photography. Extracting photographic, measurement and spatial information after the site inspection. Comparing property condition at different points in time. Integrating floor plans and point-cloud data into established surveying workflows. The session will also consider the limitations of reality capture and the continuing importance of professional judgement, appropriate inspection methodologies and properly prepared Schedules of Condition.
